The interior of RiverCamps is entering its best two months of the year at the same moment the SR 79 corridor is shifting from a rural two-lane into something else entirely. For residents, the season is quieter inside and louder outside than any fall before it.

The community sits on roughly 1,500 acres, and the internal footprint is designed around water and woods rather than lawns. Amenities include access to West Bay and Crooked Creek, a boat ramp, over seven miles of trails and boardwalks, and a waterside campsite with tents, a fire pit and a bathhouse. Fall is when residents actually use all of it. The trail loop past the pond behind Button Buck stays shaded and dry after the summer humidity breaks. The boat basin tells the same story. The boat launch and day docks sit on the main channel of Crooked Creek, and from the protected basin residents can launch skiffs, Jon boats, kayaks and canoes. Traffic through the basin thins as the snowbirds who trailer down for summer start heading back. Fall is when those flats fish the way people describe them in July but rarely deliver.
From the community ramp, the geography is friendlier than it looks on a chart. A community boat ramp and day-use slips grant access to Crooked Creek, flowing into West Bay and the Gulf, with a scenic 30-minute ride to Shell Island's pristine shores. A Shell Island run in October means empty beaches on the north side, which is a different property than the same run in July.
A useful piece of local knowledge for anyone new to the basin: the crossing point where SR 79 spans the Intracoastal is the B.V. Buchanan Bridge. If you're staging a boat trailer or meeting friends coming from the airport side, that's your landmark. It's also the reason the next section matters.

Anyone who drove north on SR 79 in mid-July noticed cones and shifted lanes. SR 79 will be widened from two lanes to four and will receive new guardrails, signage, and pavement markings, a $17.4 million investment scheduled for completion in mid-2027.

Ride the boat out past the creek mouth and look east. The far shore of West Bay has been quiet marsh and pine for most of the community's history. That is the part that is about to change.
Point South Marina at West Bay is now under construction, with plans for approximately 600 boat slips in a premier location where West Bay meets the Intracoastal Waterway. Six hundred slips is not a small number. For context, that's a facility large enough to change how transient traffic moves through the bay and how you'll want to time a Saturday run to Shell Island once it opens.
Onshore, the second piece is bigger. Watersound West Bay Center is envisioned as the area's newest lifestyle destination, with plans for up to 500,000 square feet of commercial space, anchored by a Publix shopping center and complemented by retail, dining, and professional services. Today, the nearest grocery run for most RiverCamps residents is the Publix at Breakfast Point, roughly 10 miles away. A Publix at West Bay reshapes that math, and it also reshapes what "just outside the gate" means for the community.
None of this is speculative. The marina is under construction. The corridor is being widened right now. The center is anchored and planned. Fall 2026 is the last season where the view from the community ramp is what it has always been.
A Resident's Fall Weekend, Roughly Mapped

The rhythm is not complicated. The point is that fall rewards the residents who use the water and the trails on weekdays, not the weekend visitors who default to the beach.

For years the argument for RiverCamps has been what it doesn't have: no traffic, no neighboring rooftops, no shopping-center glow on the horizon. That argument is still true inside the gate. Two-thirds of the property is protected conservation, and the interior isn't going to change.
What's changing is the frame around it. A four-lane SR 79 to the north. A 600-slip marina to the east. Half a million square feet of retail on the far side of the bay. Fall 2026 is the season when residents can still experience the community the way it was designed, with the arrival of everything nearby visible on the horizon but not yet in the way.
