Buyers touring Wild Heron almost always ask the same question in the same order. First: how much is the home. Second: what's included. Most assume the answer to the second question is everything they can see from the driveway. The gate, the golf course, the clubhouse, the tennis courts. It reads as one package, priced as one number.

It isn't. And the gap between what buyers assume and what the HOA actually covers is the first thing worth knowing before you compare Wild Heron to anywhere else on Lake Powell.

The membership is not in your HOA dues

Wild Heron's base homeowners association covers the community pool, the fitness center, the boathouse with its kayaks and canoes, the private dock, and miles of nature trails winding through the 734-acre property. That's a real amenity list, and it's included in ownership.

Access to Shark's Tooth Golf Club, the Greg Norman-designed course that gives Wild Heron its identity in marketing photos, is not. Golf and tennis both require a separate Watersound Club membership, purchased and paid for on top of whatever you already owe in HOA dues. Grande Pointe has none of Wild Heron's club infrastructure. No golf course. No tennis courts. No fitness center. Its 146 wooded homesites share a lakefront pavilion, a community pool, and a private dock on Lake Powell, and that's the extent of the amenity list. It borders Camp Helen State Park directly, which means walkovers to the Gulf beach are a short walk from most homes, not a drive.

Here's the part that should reframe how you think about this lake. As of early summer 2026, Grande Pointe listings were averaging above $1.2 million, a number that sits higher than Wild Heron's stated median despite the much thinner amenity package. Two communities on the same lake, one built around a full country club, one built around a pool and a dock, and the smaller, simpler one is pricing at or above the golf community.

The naive story and why it's wrong

The naive story says more amenities should mean more price. Golf course, tennis, fitness center, private beach club at Prospect Point, that's a lot of infrastructure to build into a purchase price, and buyers often assume it functions like a multiplier. Pay for the lake, then pay more for the lifestyle stacked on top of it.

What the two shores of Lake Powell actually show is that the stacked lifestyle isn't the premium. Location relative to the Gulf is.

Grande Pointe homes are a short walk to 30A beach access and close enough to bike to Rosemary Beach and Alys Beach without touching a car. Wild Heron's private beach club exists specifically because the community itself does not sit on the Gulf. It's a lake community with golf, and the beach access is a bused or driven benefit rather than a walkable one.

The clubhouse isn't what buyers are pricing on this lake. The two minute walk to the Gulf is.

That's the mechanism. A golf membership is a recurring cost you opt into. Gulf proximity is baked into the dirt and doesn't get cheaper with time. Buyers who assumed the club bundle was the expensive part have the story backward. The unbundled community closer to the water is outpricing the bundled one further from it.

What to actually ask before you compare the two

If you're cross-shopping Wild Heron against something like Grande Pointe, or any other Lake Powell-adjacent community, the questions worth asking aren't about square footage. They're about what's actually bundled into the number on the listing.

  1. Is golf, tennis, or club access included in the HOA, or does it require a separate membership purchase, and what does that membership currently cost per year
  2. How far is the nearest public beach walkover, and is it a walk or a drive from this specific address
  3. Does this community have deeded access to Lake Powell itself, a private dock, or neither
  4. Which county is this property in, and does that affect anything about permitting, insurance, or future development near the lake
  5. If there's an assumable mortgage attached to the listing, what's the current rate and remaining balance, since one Grande Pointe listing recently carried a 2.25 percent assumable loan, a detail worth chasing down on any older listing before you assume it's out of reach

That last one is easy to miss. A listing with an assumable loan at a rate far below today's market can change the entire math of a purchase, and it won't show up unless you or your agent specifically ask the listing side about financing terms.

Who this actually matters for

If you're the second-home buyer weighing lifestyle access against amenity infrastructure, this changes the calculation. A golf membership is a known, recurring cost you can budget for and walk away from if your habits change. Gulf proximity is fixed. If beach walkability matters more to your actual weekly routine than tee times, the data on this lake supports leaning toward the shore that's closer to the water, even without the clubhouse.

If you're the investor comparing rental potential, the same logic applies from a different angle. A renter booking a week on Lake Powell is booking proximity to the beach first. Golf course views photograph well. A five minute walk to 30A books the calendar.

A golf-adjacent listing that leans entirely on the clubhouse in its marketing may be underselling what actually drives demand here.
