The goal is clarity. I’m going to call out the standout numbers that matter, explain what they represent, and connect the dots between markets that can look “close” on a map but behave very differently in real life.

Market Snapshot 1 | 30A Corridor (ZIP 32461) | Single-Family Homes

We’ll start with the 30A corridor in ZIP 32461, focusing on single-family homes.
 


Standout signal: months supply of inventory. This metric helps you understand whether demand is keeping pace with supply, based on the current sales pace.

Key metrics:
  • Months supply of inventory: 6.31 months (down 35%)
  • Properties sold: 48 (up 32%)
  • Average sales price: $2.85M (up 9%)
  • Median list price: $2.15M (up 4%)
  • Sales price / list price ratio: 96.0% (up 1%)
When months supply drops this much from the prior period, that generally points to a tighter feel in the market. Translation: this segment isn’t stalled. It’s moving, but it’s moving with intention.

Market Snapshot 2 | Panama City Beach, Florida | Condominiums

Next up: Panama City Beach condos.
 


Standout signal: months supply of inventory. A higher months supply typically means buyers have more leverage and negotiations get more specific.

Key metrics:
  • Months supply of inventory: 16.94 months (up 10%)
  • Properties sold: 34 (down 18%)
  • Average sales price: $402,000 (down 7%)
When the numbers line up like this, a couple of things are usually happening at the same time: you’ll see sellers with true make-me-move pricing, and you’ll also see listings that sit because pricing is aspirational rather than market-supported.

Market Snapshot 3 | Destin, Florida | Condominiums

Now let’s look at Destin condos.
 


Key metrics:
  • Months supply of inventory: 13.76 months (up 3%)
  • Properties sold: 25 (down 25%)
  • Average sales price: $856,000 (up 17%)
  • Median list price: $482,000 (down 10%)
Months supply is still elevated here, but it’s not quite the same mood as Panama City Beach. Think less gridlock and more heavy traffic that’s at least still moving.

Also, context matters. There was a notable sale at 1900 98 that pushed averages higher — roughly a $5 million transaction. If you know, you know.

Bottom line: buyers still have leverage here, but sellers who are priced right are still getting rewarded.

Market Snapshot 4 | Bay County, Florida | Single-Family Homes

To close this out, we zoom out to a Bay County single-family baseline. County-wide data helps smooth out extremes you might see in smaller sub-markets, which makes it a strong reality check.

  • Months supply of inventory: 5.25 months (down 20%)
  • Properties sold: 284 (up 8%)
  • Average sales price: $510,000 (up 23%)
This is where the pattern becomes clear: Northwest Florida isn’t one market. It’s a collection of very different markets moving at different speeds — and the strategy that works in one segment can fall flat just a few miles away.
